The two apartments in the 16th century vaulted Dower House have recently been restored and modernised with new bathrooms and kitchens.
Both apartements have dvd- and music-player, Sat-TV (67 programs) and Broadband-Internet.
They are now decorated with local paintings of the mountains and churches, antique austrian furniture, carpets and clocks. They also have a washing machine.
The Josefhof apartment measures 112 sq m and includes two double bedrooms, one single bedroom, bathroom with WC, separate WC and shower, and one large kitchen living room, with TV, sofa and an oak dining table from India. Each apartment is thoroughly cleaned every week.
There is a small garden (about 100 yds away) in the orchards with stunning views of the Karawanken mountains and another right beside the Dower house with table and chairs
If the pool can not able to use, you can go swimming for free in a 5 minutes away bathing area.
Within 1 hour’s drive, you can reach 5 of the best ski resorts in Carinthia all with sizeable lift systems coveing a significant area. Snowfall is usually excellent and the resorts go up to 2000 metres.We can advise you on how and where to rent skis and equipment.
The top 5 resorts are the Turrach, Kleinkircheim, the Gerlitzen, the Petzen and Nassfeld.

We also have 2 amazing large outdoor skating lakes, (the Hörzendorfersee and the Längsee) within 20 minutes and they usually are frozen for a good part of the winter and also an indoor rink at Althofen (30 mins ) where you can always skate or play ice hockey.
The Estate will provide skates and toboggans free of charge.
Higher up the mountain on which the Estate is situated is a 2 KM toboggan run. The area is awash with good dedicated toboggan runs which we can guide you to.
In summer you can use our pool (only selected weeks) and sunbathing area.
Here you can relax in total tranquility and seclusion, in the middle of a great park, relax, soak up the sun and relax. You also have the possibility to use the private, well maintained tennis court.
